Good news if you are a Veteran or if you are on Active Duty you may have earned the right to take advantage of a very unique Entitlement from the government with regard to a mortgage loan. Here are some good thoughts to get you going on a Monday Morning! These are from Jon Gordon’s, Postive Tip, The Positive Success Formula. http://www.jongordon.com/newsletter-110810-positivesuccessformula.html THE POSITIVE SUCCESS FORMULA “You have more control and influence than you think you do.” These were the words of an economist I heard speak as he talked about the...

Playing to Win or Playing to Lose? You Have a...
After the Packer win last night-here is a good read to get your Monday off to a good start. There was a time in most of our lives when we had no fear-that feeling when we jumped from the jungle gym and slammed our little bodies to the ground. Perhaps it was when we went on our first roller coaster, or when we were in high school or college and felt that there was nothing we couldn’t do. No...

This is a good question; pending on who you talk to, one will get a variety of different answers-let’s take a look at where we are at now.  Interest rates are at an all time low, values have dropped on everything from single family homes to condos and even hitting the commercial markets. It is a great time to buy. In today’s society, we need to remember, it will take time for the economy...

Interest Rates on the Rise...
After several months of housing data which has failed to meet expectations, this week’s data contained relatively good news. Investors were expecting July Pending Home Sales to remain at June’s record low levels, but instead they rose 5% from June. Pending sales are a leading indicator for the housing market, so home sales may pick up a little in coming months. After falling for...

Square Footage In a Basement, what do you mean it...
I recently saw this article on the debate with Square Footage in the Basement.  See this full article at http://www.propex.com/C_G_calcsf2.htm To sum it up, the house is not being penalized for having some of the finished living space in the basement (below grade area). Indeed, everyone is conscious of the issues involved. As home sellers and home buyers become more savvy, all have become aware...

INTEREST RATES ARE AT AN ALL TIME LOW.
Let’s talk about rates!  I know that is what you want to know about.  I have talk to quite a few of you and many of you have saved quite a bit.  I do not know how long this “Low Rate” environment will last.  As I have told many of you, I don’t trust it much longer.  I have many people asking me all the time, what is your best rate on a 30 year or 15 year.  It depends!!  Over the last year, Fannie...

Congress has taken quick action and passed H.R. 5981.  This bill gives FHA the authority to adjust its annual mortgage insurance premium and adjust the monthly mortgage premium. As of September 7, 2010-any new FHA loans (where case #’s are ordered on or after this date), the costs will adjust.  The monthly Mortgage Insurance Premium will go from 2.25% to 1%, a 1.25% decrease.  The monthly...

USDA/Rural Development loans are still available!
Good Friday Afternoon!!   A quick follow up on USDA loans. Inlanta Mortgage has a great relationship with USDA/Rural Development!   I can still offer this type of loan.  Some lenders don’t tell you about the products because we are one of the few that offer it at this time. Not many lenders have this option.    This program is a low 30 year fixed rate, no monthly PMI and NO money down.  Certain...

Historic Low Interest Rates, Should I Refi? What...
The current interest rate market is at an all time low.  If you own a home, one maybe is thinking: Should I refi?  When looking to refi, I review with my clients the following: How long do you plan on staying in your current home? How much of a savings can you obtain by a refi? Shall we reduce the term of your current loan? Will you be making any big ticket item purchases in the near future (car,...

Slower Than Expected Growth Helps Rates
Economic news from around the world is weak-it is a struggle out there. Today’s unemployment numbers reflected a very slow improving labor market. This caused the Mortgage Rates to keep an all time low.  Great for people that want to buy a new home or refi’ing, but not so good news for the stock markets. The “close” by deadline for the tax incentive for First Time Home Buyers and Move Up Buyers...

Great Interest Rate Environment!!
Now is the time to buy that home or refi your existing home if you haven’t already!! Mortgage rates dropped to the lowest level in decades this week, and home affordability is very favorable. Uncertainty about the extent of global economic growth and continued low inflation levels have helped mortgage rates reach these levels. After months of debate, Congress reached agreement on the...

Are you saving enough for your future?
My concern is that as WE all age, we will run into the fact that we maybe a very poor society.  A few thoughts:   1 in 4 Americans currently age 65 will live to 90 year old. MIGHT RUN OUT: 58% of Americans workers surveyed (individuals who have not retired yet) are concerned that they will completely deplete the life savings during retirement and before they die (source: Society of...

Market wrap for the week of June 14th
Interest rates remain very low at the current time.  Alan Greenspan in a recent article in the Wall Street Journal, comments “Don’t be fooled by today’s low interest rates.” This comment should send a shutter to policy makers and the public. Today in the Milwaukee Journal Sentinel it reported that housing starts were up in May of this year. Housing starts are the new homes being built.  In around the Metro areas of Wisconsin, consisting of Milwaukee, Madison, Green Bay, Appleton, and Racine-Kenosha areas, permits for Single Family Home and duplexes are up 40% from last year.  A lot of this increased was do to the fact of the First...

"Close by deadline"-maybe extended......
On Thursday, lawmakers introduced a proposal which, if passed, will extend the “close-by” deadline to receive the home buyer tax credit from June 30 to September 30. The legislation doesn’t affect who may qualify for the tax credit. To qualify, you still must have signed a contract by April 30, but it will relieve some of the pressure to close by June 30. Buyers who had not...

Lastest Market News on Interest Rates
The Federal Reserve left the rates “as is” for the time being.  After looking at the current inflation and unemployment numbers this is a good sign for the Real Estate market at this time.   Inflation readings at this time remain tame-this will help keep interest rates low. (Remember in my past posting on inflation; see my archive posting on inflation) Another positive for the bond market and...

The Federal Reserve will wrap up its two day meeting tomorrow.  All speculation is moving towards a non rate hike in the Fed Funds Rate. I read a recent interesting article written by Paul R. Costs of owning a home, lets work it into your...
I listed out a few things for new home buyers to consider as part of the costs when owning a home.  Ongoing maintenance. Although that big backyard might be a great place to grill burgers, it’s also an expense. As a homeowner, it’s your responsibility to keep your property maintained. That means raking the leaves, mowing the lawn, trimming the hedges, and clearing out the gutters,...

USDA funds running low...but still a little...
A quick update…I’m hearing the funds for the USDA loan are running low.  There should be enough funds for purchases/refinances to the end of this month, April.  I’m watching this closely.  If Congress helps out and replenishes these funds, then we can continue to use this loan program over the next few months.  If they do not replenish these funds it will be October before we can...

Last week on April 6, Fannie Mae released results of the Fannie Mae National Housing Survey, a comprehensive research project that surveyed more than 3,000 consumers to assess their confidence in homeownership as an investment, the current state of their household finances, their views on the U.S. housing finance system, and their overall confidence in the economy.  The research shows that,...

Whats going on in the market today?
The Government will stop the buying of the MBS (Mortgage Backed Securities) at the end of this month, March 2010.  This will increase volatility in the state of the current interest rate market.  I’m suggesting to all clients to “not what for the interest rate market to get better”  We may have seen the last of the low rates.  Funny as it is, we will not know the bottom until we...
